Once you find a place you want, we move quickly. You'll need proof of income (pay stubs, bank statements, offer letters, or vouchers), a government-issued ID, and a credit report, background check, and eviction history. These are standard across the board for any Miami rental. I'll walk you through exactly what each property requires in advance so nothing slows us down when it's time to submit.
There are two fees associated with working with me:
Screening Fee
~$35 per adult
We use RentSpree for screening. It's a one-time fee per person over 18 — and it covers every application we submit together. No paying $35 again every time we apply somewhere new. Most renters going it alone pay that fee repeatedly at every property. This alone saves you hundreds across the process.
Transaction Fee
$300 — only if we close
This is an eXp Realty admin fee that covers contract preparation, submissions, and all paperwork handled during our time working together. It is a one-time fee and is only due if we successfully close on a place. If we never get to the finish line, you never pay it.
Note: Some HOAs carry their own application or processing fees that are separate from the above. These vary by building and are not controlled by me — I'll always flag them in advance if they apply to a property we're considering.
Yes — and this is one of the biggest reasons to work with a tenant-side agent. I look at how long the property has been on the market, comparable rentals in the area, and what the landlord's situation looks like before we make any offer. In a hot market, full-price offers are sometimes the right call — but even then, I can often negotiate better lease terms, move-in costs, or conditions that save you money.
